Porter Ranch

Porter Ranch is a district in the northwest part of the City of Los Angeles. The Zip code of Porter Ranch is 91326. The Porter Ranch is located between Mason Ave and Reseda Ave to the East-West and Sasnon Ave and Devonshire St. to the north-south. In the late 19th century, Benjamin Porter purchased a large portion of land in the foothills of the Santa Susana Mountains. As with the rest of the San Fernando Valley, suburban development eventually came to Porter Ranch. However, the area was the last portion of the San Fernando Valley within the Los Angeles City limits to be developed with major construction not occurring until the 1960s. Today, the district is largely composed of gated communities of upscale single- family homes. Most residents commute by automobile to the high-tech and entertainment industries of Chatsworth, Simi Valley, Burbank, Hollywood, Downtown Los Angeles and the commercial hubs of Woodland Hills, Westwood, Beverly Hills and Century City. The community is also close to the Chatsworth and Northridge train stations served by the Metrolink commuter rail system that links the San Fernando Valley with Downtown Los Angeles, Ventura and Santa Barbra County.

As of the 2000 census and according to the Los Angeles Almanac, Porter Ranch has a population of 15,840 and 5,271 households. The racial makeup of the neighborhood is 1.8% African American, 6.2% Hispanic, 31.2% Asian/Pacific Islander, 57.5% Caucasian and 3.3% of other or mixed race. Median household income is $94,584, with 47.7% of households having incomes over $100,000 (4 times the US average).

Porter Ranch has become more popular in recent years due to it’s upscale residential area and central location to most major nearby Cities. Also the major credit for its popularity goes to Shapell Industries' (commonly known as S&S) brilliant idea to develop hills of Porter Ranch and make it the most desirable community within the City of Los Angeles. Besides the prestigious Northridge View Estates, S&S industries successfully completed several other gated communities. One of the first communities (The Park) was built on the west of Tampa Blvd and Sesnon Blvd. The rest of the gated communities are Promenade, Bellagio, Sorrento, Meadows, Heights, The Highlands, Tuscany and most prestigious Renaissance, Verona, Portofino and Summit. S&S has become a household name in this area and still several communities are under construction and on the drawing board.

The real estate upswing in recent years has been very favorable for this town. The prices have jumped several notches and due to prestigious value, home prices are still holding up even in this tight real estate market. The school district is also another good reason for new residents to purchase a home here. Castlebay Lane elementary and Granada Hills Charter High schools are the key factor for buyers. however; the way Porter Ranch is situated, some of its schools fall into the Chatsworth and Granada Hills School district as well. Although there are only a few gourmet restaurants in the area, but Porter Ranch is conveniently located about 15 to 20 minutes away from the world famous restaurants in Westwood, Beverly Hills and West Hollywood.

Porter Ranch has a beautiful YMCA and Porter Valley Country Club with a beautiful golf course between Wilbur and Tampa, just north of Rinaldi Street. This town also has several Anchor tenants in its business district, like Wal-Mart, best Buy, and Toys-r-US to name a few.
